Impact of Construction Type on Initial Cost and Ongoing Building Insurance based on Independent Study of Multi-Residential Structures
Recently, due to several very large property losses the insurance industry has started critically evaluating both the cost of builders' risk insurance and the cost of property insurance based on what materials were used in the construction of the building. As a result of this paradigm shift, and material cost changes, the cost of constructing buildings using more robust materials has changed with respect to lighter-weight construction methods. In addition, the cost of ownership over time has also changed, making more robust construction methods more financially attractive. This presentation will look at a parametric study of multi-family residential construction methods, including multiple systems utilizing cementitious-based materials, light steel frame, and light wood frame. The study evaluates the cost of construction, including the cost of builders' risk insurance, and evaluates the anticipated cost of building insurance based on the building construction type used.
