Only through cooperation between Rock Hill and Owner / Developer could the best outcome be realized. The city provided parking agreement with existing city parking deck and contributed large streetscape improvements along Main Street and Dave Lyle Boulevard while the development team delivered a building designed to enhance the Main Street experience while harmonizing with its existing historic character. During the design of the building, we were very focused on putting as many front doors on Main Street as possible. The stoops and stairs were designed with strong connection to the iconic row housing of older cities, helping to create a vibrant and exciting backdrop for many of Rock Hill’s signature downtown festivals. The sloping site was used to our advantage, as we were able to fit a partial basement at the building’s main entrance on Dave Lyle Boulevard. This allowed us to create a mixed-use feel through the placement of the housing lobby and amenity spaces at the corner along the busy thorough fare. With a limited construction budget, we worked very hard to break up the vertical stacking of units with a layering of different height tower elements adding variety to outdoor spaces and pedestrian scale.
