Project Name: Steele Creek, 
Denver, Colorado

This 218-unit residential building is programed like a five-star hotel and includes 17,000 square

feet of ground floor retail. The development features a stunning largely-glass façade, condoquality

interior finishes, and unparalleled views of Denver in the coveted Cherry Creek

neighborhood. The site sits on the southwest corner of 1st Avenue and Steele Street and delivers

an amenity rich space that is pedestrian-oriented. Steele Creek is the first of its class in Denver

and the first sizeable redevelopment delivered to the neighborhood in decades. The distinctive

design, lavish amenities and outstanding views set the bar for luxury retail living in Colorado.

 

The project is situated in the upscale Cherry Creek neighborhood of Denver, noted for its mixeduse

environment. The project spans two independent parcels that are separated by an alley way

and do not directly touch. In order for the building to span the two pieces of property, the

building spans the alleyway at 23’-0” overhead connecting the separate sites at the third floor.

Additionally, the different parcels carry different zoning requirements which impact the building

height through its stepped architecture from 8 stories on one parcel up to 12 stories on the

western parcel.

 

Also of critical importance is the orientation of resident gathering spaces at elevated levels to

engage with the views of the Front Range of the Rocky Mountains in the distance. The club room

and terrace (located on the fifth floor) and the pool deck and grilling area (located on the roof of

the building) maximize these vistas through western orientation.

The project also combines retail, parking and residential with the upper floors cantilevered four

feet over the sidewalk to the property line to maximize residential square footage while providing

wide, more comfortable streetscapes at the retail level.

Steele Creek Luxury Rentals began construction the summer of 2013 and was delivered in March

of 2015. The building is designed by renowned architecture firms and marks the inaugural Denver

project for both firms.
