Innovation Apartment Homes, located in Greenville, SC, is a landmark garden apartment design, using its proximity to the Clemson ICAR Campus and location on the Greenville Millennium Campus to its advantage. The Millennium Campus, targeting business and industry development, requires all projects to be designed in a style that recalls the International or Modern Styles. While some features of these styles, such as piloti and ribbon windows, are not practical in wood frame construction, Innovation strives to embody the spirit of these heady design roots. The project eschews pitched roofs for flat roofs and masonry elements, except as a unique feature at the entry, in favor of fiber cement panel and siding forms. The project crafts movement and interest in the facades through the use of the sliding planes, differentiated by color and texture, to give the project a unique identity in the garden apartment context.

The project offers an amenity package steeped in clean International Style while also bringing in elements of more contemporary modern flair. The amenities include conference space and a club room with seating areas, a gaming area and a tech table including built-in technology plug-ins. It also includes a modern fitness center, offering both a cardio/weights area and a group fitness area. The club room extends into an outdoor space with an organically-inspired pool deck and grilling area, counterbalancing the straight lines elsewhere. The project also includes a dog park, bocce court, an event lawn and open play lawn. The project offers studio, one, two and three bedroom apartments with granite counters, tile backsplashes and surrounds and large balconies. he project is currently in lease-up and nearing stabilization.

The modern architecture appeals to an important market in Greenville: European Nationals. Workers and executives at local divisions of Michelin, BMW and numerous other companies are familiar with the architectural style and find it very attractive and have sought out the community as a residence.

Innovation’s architecture distinguishes it among its local peers. It is a place that is attractive to millennials since there is no other product like it at a garden apartment price point in the Greenville region. This appeals to young residents seeking modern and upscale without the cost of downtown developments.

The project’s architectural style mixed with the organic feel of the outdoor spaces lends a true resort feel to the project. The modern design makes the spaces feel much more like a resort getaway than a local apartment community and this is having a great impact on potential residents.
